A Typical Home Inspection
 
 No matter how large, how small, or what the price is of your new home. It is probably going to be one of the biggest investments of your life. Don't rush into this transaction or make these major decisions without the help of a qualified residential home inspector. 
   Our objective in inspecting your home is not to tell you if you should buy it, if it is priced properly, or to give you a list of repairs required prior to the closing on the property. We will not and cannot do any of these things.
   We will fully inspect your property, and give you a fully detailed, but easy to read report containing digital color photos of any areas of concern. This expert report will help you make your own educated decision on the value of the property, items you would like to have repaired prior to the closing, or help you decide if you still have interest in the property. 
   Our home inspection will consist of one trained and certified inspector, systematically exploring all of the necessary components of your home. Our clients are welcome and encouraged to be present for the home inspection, and will be given a quick tour of our findings after the home inspection is completed. This aids in understanding the report they will receive, and gives them first person knowledge of what the problem is, where the problem is, and what needs done to make it right. 
   We will never have two inspectors do the procedure to save time. This leads to items getting missed, because one assumes the other was taking care of a certain area or item. Saving time is not our goal. Offering the best service possible is. Although we have the ability to generate a report on sight, we prefer not to, and only in time sensitive cases would we agree to an onsight final report. Many hours go into evaluating the results of our inspections, and the preparation of your report. An onsight report would not be fair to you, our client. 

 

A Full Inspection Includes:

As a NACHI member I must adhere to NACHI's Standards of Practice. This means I will attempt to inspect all of the following (when accessible):

  • Roof, vents, flashings, and trim,
  • Gutters and downspouts,
  • Skylight, chimney and other roof penetrations,
  • Decks, stoops, porches, walkways, and railings,
  • Eaves, soffit and fascia,
  • Grading and drainage,
  • Basement, foundation and crawlspace,
  • Water penetration and foundation movement,
  • Heating systems,
  • Cooling systems,
  • Main water shut off valves,
  • Water heating system,
  • Interior plumbing fixtures and faucets,
  • Drainage sump pumps with accessible floats,
  • Electrical service line and meter box,
  • Main disconnect and service amperage,
  • Electrical panels, breakers and fuses,
  • Grounding and bonding,
  • GFCIs and AFCIs,
  • Fireplace damper door and hearth,
  • Insulation and ventilation,
  • Garage doors, safety sensors, and openers,
  • And much more...
