Peace of Mind Home Inspections

This home inspection service has nothing to do with buying or selling a homeWe call it the Peace of Mind Inspection, because that is what our clients have when we finish.
This is a home inspection everyone should have done. Why wait until your selling your home to find out if any life safety issues exist. When it comes to the safety of your family and children don't just assume that everything is up to the building code. A small oversight on a previous inspector's part, could become a horrible tragedy in your life. Maybe it has been many years since a home inspector has been through your current home. With technological advances in construction science, fire science, and radon prevention, many older homes, once deemed safe, can actually contain some very hazardous conditions. We will detect these conditions and explain how and why they should be handled. This service is especially designed for your Peace of Mind.

Pre-Purchase Home Inspection

A pre-purchase home inspection is probably the most common type of home inspection, and the one people are most familiar with.
Typically a pre-purchase home inspection has to be performed in a very immediate time frame. A person has made an offer on a house pending the outcome of a professional home inspection. The time frame allowed is usually 72 hours or the offer becomes void. CSI Home Inspections prides itself on delivering service immediately upon request, usually within 24 hours. This leaves time to:

1. Inspect the property
2. Analyze our results
3. Prepare your report
4. Deliver your report
5. Give you enough time to study the report, and make decisions before the time line expires.

A pre-purchase home inspection is a very wise decision to make prior to closing on possibly the biggest financial transaction of your life. The advantages of the inspection are:

1.  It alerts you to any life safety hazards, or items that don't meet current code standards. Items that could cause serious bodily injury, or death if not repaired.

2.  It will point out issues which are going to immediately need repair, and cause the new homeowner expenses not budgeted for.

3.  It will point out items which are becoming deteriorated and although are currently functioning, will probably fail in the near future causing further damage, or again costly repairs.

4.  It will help you the buyer get a clear picture of what your purchasing and help you make an educated decision regarding the purchase.

5.  With a clear picture of any hidden defects in the property, your report may be used as a tool to negotiate a better purchase price. If the results from a  $300 inspection can help you negotiate $3000 to $5000 off of the purchase price, it would be a very wise expenditure.

6. We will provide you with a full color computer generated report, that will be a great asset if you continue with the purchase of the home. It will act as a future reference for planned repairs, that you will be excited to keep as long as you own your home

Construction Quality Inspections

This service is especially designed for clients contracting a homebuilder to construct their home, or someone who has decided to be their own general contractor for the construction of their home. We perform inspections throughout the entire construction process.

1.   Footing
2.   Foundation
3.   Sewer & Water
4.   Concrete
5.   Electric
6.   Mechanical
7.   Plumbing
8.   Framing
9.   Fire blocking
10. Insulation
11. Drainage
12. Final Occupancy

Under most zoning laws these inspections are performed by the local jurisdiction. Unfortunately the time restraints placed on inspectors from governing jurisdictions are not realistic. Many of the inspectors are scheduled for only 15 minutes at each inspection. A thorough inspection cannot be performed in 15 minutes and the consumer who buys a new house is the one who is going to feel the impact of an inadequate inspection, weeks, months, years down the road. Don't fall prey to the housing booms inadequate inspection process.
Alot of jurisdictions are also way behind on building code updating. Some are still operating under the 1991 Building, Electrical, Mechanical,or Plumbing codes. Would you want your new house, built in 2007, to be built according to building standards adopted in 1991, or would you rather insist on your home meeting the requirements of the 2006 ICC Residential Code (International Code Council). There have been many advancements in the building codes in the past 10 years,in regards to fire resistance and radon resistant construction techniques. You need an inspector who is educated, certified, and dedicated to staying on top of all the lastest advancements in residential construction.

We become your personal inspector. Your personal representative with the sole intent of looking out for your best interest, throughout the entire construction process.
Construction Quality Inspection Service, for the best finished product possible.

Pre-Listing Home Inspection

A Pre-Listing Home Inspection is somewhat newer to the market, but is rapidly gaining popularity as consumers realize the immense benefits of having one performed. It has turned into a great marketing tool to aid in the sale of your home.
A beautiful report made available, combined with the seller's disclosure statement, become a powerful confidence tool that prospective buyers respect.
CSI Home Inspections also has an option available to put a sign in your yard stating, "This Home has been Pre-Inspected by CSI Home Inspections." This will not only compliment your "For Sale" sign, it will also attract more attention and add confidence to your sale.

Eventually your buyers are going to conduct a home inspection. You may as well know what they are going to find by getting there first. Having a home inspection performed ahead of time helps in many ways:

1.  It allows you to see your home through the eyes of a critical third-party.

2.  It helps you to price your home realistically.

3.  It permits you to make repairs ahead of time so that ...
   A.
Defects won't become negotiating stumbling blocks later.
   B.
You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.

4.  It may encourage the buyer to waive the home inspection contingency.

5.
It may alert you of items of immediate personal concern, such as radon gas or active termite infestation.

6.
It may relieve prospect's concerns and suspicions.

7.
It reduces your liability by adding professional supporting documentation to your disclosure statement.

8.
It may alert you to immediate safety issues before agents and visitors tour your home.

Copies of the home inspection report along with receipts for any repairs should be made available to potential buyers.

Reinspection services are available to document any and all repairs and upgrades, and to update your report.
